What makes an apartment feel like a standalone home?
Apartment design has reached new heights of luxury and style as more Australians embrace apartment living.

Upmarket apartments are now akin to houses, with generous sizing inside and out. Think of large open-plan living and dining areas flowing to verdant balconies complemented by spacious bedrooms and roomy kitchens.

It’s what’s on offer at AVRA Bondi Beach, a collection of 18 residences, by developer Clutch. Backed by an all-star design team, including Woods Bagot, PBD Architects, and Myles Baldwin Landscape Design, the residences at AVRA have been carefully crafted to go well beyond the average definition of an apartment. 

Starting with the size, the north-facing residences feature living areas with widths ranging from 7.5 metres to 15 metres, while the outdoor terraces measure between 20 square metres and 50 square metres.

Beyond the development’s volume, Tracey Wiles, principal at Woods Bagot, said each residence has been designed with its distinctions. “All of them are quite individual,” she explained. “There’s little different bits about all of them, so you don’t feel like you’re exactly the same as your next-door neighbour.

“You come up in a private lift into an exclusive foyer, so you’re not having this multi-residential interaction at all, which I think will be fantastic.”

Wiles, who led the interior design at AVRA, said the styling at each residence complements the coastal lifestyle.

“There’s this sort of barefoot luxury about the whole thing – you could be at the beach or in the hustle and bustle of Bondi, but once you close that door behind you, you’re in a spa-like entrance,” she said.

Inspired by the famous beach it sits beside, the interiors at AVRA feature softly curved walls for an elegant feel. The overall design lends itself to an enveloping sense of calm with a muted colour palette to set the tone and an abundance of natural light and ventilation – courtesy of “central pockets” throughout the complex – provides an open and airy environment.

This expert curation of materials and finishes amplifies Bondi Beach’s beloved features, said Nick McCarthy, development director at Clutch.

The level of specification from the champagne quartzite natural stone throughout with subtle bronze detailing and stone feature lighting to Gaggenau appliances, Sub-Zero fridges and wine fridges, Zip tap and two dishwashers – AVRA apartments have everything a homeowner desires,” he added.

The penthouses have an abundance of inclusions, with the walk-in wardrobes a standout. These include hand-woven leather sliding doors, calacatta stone central credenzas with leather-bound jewellery inserts, make-up desks, beauty fridges and butlers’ refresh to freshen up clothes before a night out.

The penthouse’s hotel-like main en suites feature two-person infra-red saunas, two-person steam showers and free-standing baths.

And while the residences may seem more like houses, they also resemble hotels. A concierge is on call during business hours to help with a range of services, including dry-cleaning, housekeeping, deliveries, bookings and dog walking.

Residents will also have access to secure garaged car parking and separate storage areas in the basement.

In addition to all of these features, Clutch is working through a carefully curated retail experience that will work in harmony with the residences.

“Clutch’s in-house retail and external leasing team has experience in high-end hospitality, which is the target for this locale,” McCarthy said. “This will be a place where residents enjoy spending time and love coming home to.”
